RESIDENTIAL LEASE AGREEMENT

1. PARTIES

This Residential Lease Agreement (the "Agreement") is entered into on November 2, 2026, by and between:

• LANDLORD: [LANDLORD FULL NAME / ENTITY], having a primary notice address at [LANDLORD NOTICE ADDRESS] ("Landlord"), and
• TENANT: [TENANT FULL NAME(S)] ("Tenant").

Landlord and Tenant are collectively referred to herein as the "Parties."

2. PREMISES

Landlord hereby leases to Tenant, and Tenant hereby leases from Landlord, the real property located at: [RENTAL PROPERTY ADDRESS] (the "Premises"), designated as a [PROPERTY TYPE], solely for use as a private residential dwelling.

3. LEASE TERM

The term of this Lease shall commence on [LEASE COMMENCEMENT DATE] (the "Commencement Date") and shall expire on [LEASE EXPIRATION DATE] (the "Expiration Date"), unless terminated earlier in accordance with the provisions of this Agreement or applicable law.

4. RENT & PAYMENT TERMS

1. Monthly Rent: Tenant agrees to pay Landlord rent in the amount of [MONTHLY RENT AMOUNT] per calendar month.
2. Due Date: Rent is payable in advance on or before the [RENT DUE DAY OF THE MONTH].
3. Late Charges: If full rent payment is not received by Landlord within five (5) calendar days of the due date, Tenant shall pay an administrative late fee of [LATE FEE AMOUNT].

5. SECURITY DEPOSIT

Upon signing this Lease, Tenant shall deposit with Landlord the sum of [SECURITY DEPOSIT AMOUNT] as a Security Deposit. The Security Deposit shall be held in accordance with the laws of the hawaii and applied solely toward unpaid rent, property damage beyond ordinary wear and tear, or cleaning necessary to restore the Premises to move-in condition upon termination. Any remaining balance shall be returned to Tenant within the statutory deadline prescribed by the hawaii.

6. UTILITIES & SERVICES

Responsibility for utility services connected to the Premises shall be allocated as follows:

• Landlord Responsibility: [UTILITIES PAID BY LANDLORD].
• Tenant Responsibility: All other utilities, including electricity, gas, internet/cable, and telephone, shall be arranged and paid for directly by Tenant.

Tenant shall maintain the Premises in a clean, sanitary, and orderly condition. Tenant shall promptly notify Landlord in writing of any defective condition, water leak, or safety hazard requiring repair. Tenant shall not perform alterations, remodeling, or painting without prior written consent from Landlord.

9. GOVERNING LAW

This Agreement shall be governed by, construed, and enforced in accordance with the laws of the hawaii, without giving effect to conflict of laws principles.
